How to investigate the cause of high temperature at pump equipment in a power plant?

We can give an example from one of our case studies. We found remarkably high temperature and overflow of grease from grease fitting at Steam Condenser Vacuum pump. Our investigation is to firstly measure bearing temperature with Thermal Imager (Infrared Thermography) and to measure alignment of motor and pump, and finally to check the conditions of lubrication grease. For this case, we conclude that the main cause of this issue is excess grease to be injected into the bearing. The temperature of bearing may be increased due to both inadequate and excessive amounts of lubrication grease.
